Don't Wait Till The End For The $8,000 Tax Credit

Remember the first time homebuyer tax credit ends Nov 30th, 2009

So I am recommending that if you are going to buy a home that you don't wait till the very last minute. In order to be safe with the date you should plan on closing by the End of Oct. The reason is if you were to find a property and put it under contract and then go through process and we do an inspection and we decide the property has too many issues we need to go back out and find another, I would not want to be running around in Nov looking for another one.

The other side of that is there is going to be a rush at that time. That means mortgage companies are going to be slammed and there will be delays, not to mention the appraisers, anyone following the real estate industry for the last six months knows that is another set of issues that you do not want to be messing with if you have a serious deadline.

Also if there is a rush and properties in the $150,000-200,000 will be very competitive (for the clean and well priced ones) and can have multiple offers as we are already seeing in that price range. In the case of multiple offers it is not just a case offering another $500-1,000 appraisers have a hard enough time as it is.
